Is upgrading around Ghata worth the new price jump?
Ghata road stretch keeps coming up every time I shortlist something. Currently in a 2BHK in Sector 56, thinking of upgrading to a 3BHK. Already have a home loan running, so really wondering if the price jump is worth it. Road widening and connectivity to Golf Course Extension definitely changed things, but rates near Ghata feel very steep now. I'm evaluating two options: a high-rise near the main crossing at ₹2.4 Cr, or an independent floor inside at ₹1.7 Cr. Actually wait, internal access abhi bhi thoda choked lagta hai... Which would you pick if you were in my position? Did the infra work really justify this premium?

Both sides have massive trade-offs yaar. High-rise feels safe for amenities and security, but 2.4 Cr will tie down your entire disposable income for 15 years. Floor at 1.7 Cr gives you space immediately without choking finances, par internal road kab widen hogi kisi ko nahi pata. What did you finally decide after doing site visits this weekend?
Bhai genuinely asking, did you calculate the exact difference between selling 56 flat first versus buying directly with double loan? Main bhi similar trap mein phasa tha, bank wale pre-approval easily de dete hain par cash flow choke ho jata hai. Agar current flat rent pe doge toh tax and EMI balance out hoga kya?
Current rental in 56 won't cover more than 35k-40k for an older 2BHK, so gap toh pocket se hi bharna padega. Meri family bhi force kar rahi hai to upgrade to a 3BHK, but I am terrified of interest rate cycles going up again.
Golf Course Extension se direct connectivity definitely cut down travel time towards Badshahpur and beyond. But paying almost 12k-14k per sq ft around Ghata feels slightly ahead of its time, infrastructure wise.
Honestly independent floor at 1.7 Cr sounds tempting compared to that madness, but internal access lanes really are very narrow right now. What happens if two SUVs face each other during peak evening hours?
Wahi toh main soch raha hoon. 70 lakh extra loan matlab easily 60k extra EMI every month, and in this Gurugram market where circle rates and registry charges are already peaking, initial down payment hi sab khatam kar degi. Dil toh karta hai high-rise le lein for peace of mind, par budget allow kare tab na.

Maine suna hai pass mein Baliawas side bhi options aa rahe hain thode saste, but road conditions wahan abhi clear nahi hain. Agar budget constraint hai toh jaldbazi mat karo yaar.
Maintenance easily 4 to 5 rupees per sq ft chal rahi hai wahan, so 10k pakad ke hi chalo. Main bhi pichle hafte dekhne gaya tha, budget sunke wapas aa gaya. Sector 56 se move karna itna asaan decision nahi lagta jab itna bada loan sar pe ho.
