Is upgrading in High Rental Yield worth current prices?
Two years ago I was checking properties casually, but now upgrading feels crazy. Currently in a 2BHK in Sector 48 with family, thinking of upgrading to a 3BHK. Already have a home loan, so EMI ka tension toh hai hi. Looked at this High Rental Yield corridor last month, sellers are quoting almost 35% higher than 2023 levels. Actually wait, one owner asked ₹1.25 Cr for just average finishes. Is the price jump worth it right now, ya thoda wait karna sensible hoga?

Ek taraf lagta hai abhi jump kar loon warna future me 3BHK dream hi reh jaayega, doosri taraf monthly budget hilne ka darr hai. Mere cousin ne Manimajra ke aas paas purana flat dekh ke renovate karwaya tha, bol raha tha new construction se sasta pada. But resale papers and old society maintenance is another headache altogether.
Bhai 1.25 Cr is way too much for average construction. Agar upgrade karna hi hai toh thoda outer belt explore karo. Have you checked anything towards Saini Majra, waha pe prices thode sensible hain ya waha bhi aag lagi hui hai?
Waha bhi prices escalate ho chuke hain, but definitely Sector 48 ya main hub se thoda affordable hai. Par wahi tension hoti hai ki basic amenities and daily commute kitna lamba ho jaayega family ke liye. First-time upgrade me itna dur shift hona risky lagta hai.

Year end tak wait karna 50-50 bet hai. If interest rates thode drop hue toh demand aur badhegi, but agar supply badhi Mullanpur Garibdass side tab rates thode stable ho sakte hain. Mai toh roz EMI calculator check karke panic kar leta hu lol.
Wait karne ka socho toh lagta hai prices aur na bhaag jaayein, purchase postpone karte karte 2 saal nikal gaye mere. Reality ye hai ki Chandigarh market me ready-to-move 3BHK inventory bohot tight hai, so builders and sellers hold all the cards right now.
1.25 Cr for average finishes sunke hi chakkar aa gaya yaar. Mai khud Pichhle 6 mahine se dekh raha hu, budget stretch karne ki sochta hu toh neend udd jaati hai. Honestly, 35% jump in two years doesn't feel sustainable at all. Are sellers actually getting deals closed at these rates ya sirf hawa me quotes de rahe hain?
Closed deals are happening around 10-12% lower than quoting price, mere ek colleague ne negotiate karke thoda discount liya tha. Lekin double EMI ka risk lena is scary, specially if you already have a running home loan.
