Pune property prices for 3BHKs are just wild right now. I'm currently in a 2BHK in Wanowrie, thinking of upgrading, but the all-in cost seems insane. What's the real deal with hidden charges from builders like Shree Associates? And honestly, how much can you *actually* negotiate on the quoted price in Pune? Is a 5-7% reduction even realistic?

Honestly, the 'worth it' factor for a 3BHK depends entirely on your family's needs and long-term plans. If you're planning for kids or need a dedicated WFH space, then yes, the extra room makes a huge difference. Pune's real estate market, especially in developed areas like Sinhagad Road or Wanowrie, is always appreciating, so it's not a bad investment in the long run. But don't just look at the carpet area; factor in the builder's reputation, project amenities, and future connectivity. Sometimes paying a little more for a reputed builder saves you a lot of headache later. Hidden costs will always be there, just try to get clarity upfront.
Negotiation is definitely possible, but 5-7% is a stretch unless it's a very slow-moving project or year-end target. I managed to get about 3.5% off on my 3BHK in Amanora Park Town last year, plus they waived off the floor rise charges. The key is to visit multiple times, show genuine interest but also be ready to walk away. They sense desperation. Also, try to negotiate during festive seasons or financial year ends, when builders are keen to close sales.
U10, what worked for me was asking for specific waivers first, like parking or society membership. Once they agree to some, then push for a small percentage off the base price. Don't ask for a huge chunk at once. Also, mention competitor prices if you have them, it puts pressure on them. Timing is everything; if they're struggling with sales, they'll be more flexible.
3.5% is still good! But how did you approach it? Did you directly ask for a discount, or did you try to get amenities waived off instead? What was your strategy?
Shree Associates ka track record toh mixed hi hai, to be honest. Kuch projects time pe deliver kiye hain, kuch mein bahut delays hue hain. My friend had a terrible experience with them regarding possession delays and then quality issues after moving in. Always check RERA for their specific project history, that's the best data point you'll get.
U7, I checked recently. Shree Associates ke jo projects Wanowrie/NIBM Road area mein hain, unmein se ek ka RERA possession date already extended ho chuka hai by 6 months. Another one shows 'Construction in Progress' but the completion percentage is way behind schedule according to the last update. Be very careful with their timelines.
Oh no, that's concerning! Toh unke current projects ka RERA status kya hai, especially the ones near Wanowrie side?
Exactly, U5! My cousin booked with Shree Associates in 2019 near Hinjewadi, and they promised possession by 2022. Abhi tak project half-way bhi nahi hai! Construction quality bhi looks very average from what I've seen. Unhone toh RERA mein complaint bhi file ki hai. Builders aise hi date extend karte rehte hain, aur hum jaise first-time buyers phas jaate hain. Better avoid if you want peace of mind, especially if you're on a tight schedule or renting.
Totally feel you, U1! My wife and I are also looking to upgrade from a 1BHK and 3BHK prices are making us dizzy. Every project seems to have some 'premium' or 'development charges' that just add up. Mera sawaal hai, is it even worth stretching the budget for a 3BHK right now, considering the interest rates? Ya wait karna chahiye?
Haan yaar, U3 is right. Hidden charges are the real killer. Negotiation toh bas naam ki hoti hai, asli game toh extra charges mein chalta hai.
Bhai, wait ka toh pata nahi, but stretching the budget is exactly what we did two years ago for a 3BHK in Akurdi. Ended up paying almost 15% more than the initial quote once all charges were added – GST, stamp duty, registration, amenity charges, MSEDCL connection, maintenance advance – list goes on. Builders will always have these 'surprise' elements. If you're going for it, make sure you get an all-inclusive quote in writing, no ifs and buts. Don't repeat our mistake.

Builders ke hidden charges itne hote hain ki samajh nahi aata. What's the real deal with builders like Shree Associates? Unki reputation kaisi hai? Aur honestly, kitna negotiate kar sakte hain on the quoted price in Pune? Is a 5-7% reduction even realistic, ya woh sirf sapne hain?
