Is upgrading to a villa in Noida Extension worth it?

I'm currently in a 2BHK in Sector 154, Noida. Thinking of upgrading to a 3BHK or maybe even a villa in Noida Extension. Everyone glorifies villas but nobody talks about the commute. Already have a home loan, so EMI will jump big time. Is the extra space *really* worth the price jump and potential traffic hassles? Unnati Fortune Group has some decent projects, but are they delivering on time? What's the resale value like? Change my mind. Or agree, tell me why.
