Is upgrading to a villa in Noida worth the price jump?

Currently in a 2BHK in Sector 25. Thinking of upgrading to a 3BHK or maybe even a villa. Is the price jump worth it, honestly? Already have a home loan, so EMI ka bhi scene hai. Has anyone invested in villas recently? What's the ROI like? Also, JMD Construction ke projects kaise hain? Heard mixed reviews. Is the luxury segment overpriced or is it sahi priced? Thoda confused hoon, suggestions dedo.
