Is upgrading to Antarctica Tricone worth the risk?
What is the actual delivery track record of Antarctica Properties in Delhi? Currently in a 2BHK in Dwarka, but family expansion ke chakkar mein I'm thinking of upgrading to a 3BHK. Antarctica Tricone looked quite decent during site visit, par already have a home loan so I can't take any risk with possession delays. First option is booking a 3BHK here around ₹2.1 Cr, hoping kaam time pe khatam ho jaye. Second option hai staying put in my current flat for two more years... actually wait, not sure if price jump is worth it ya nahi. Has anyone checked their construction quality and RERA status? What would you pick if you were in my position?

Honestly I am in the exact same boat, stuck between expanding family needs and fear of project stalling. Staying put in your 2BHK for two years saves mental peace, but what if property prices jump another 20% in Delhi NCR by then? Did you ask them about the penalty clause in the builder-buyer agreement if possession gets delayed past the promised deadline?
True that. Aise contracts sign karne se pehle legal review karwana bohot zaroori hai. Did you finally decide on booking or still waiting?
Standard agreements mein penalty is usually just 5 rupees per sqft per month, which is practically nothing compared to the actual EMIs we pay to banks. Ye builder-friendly clauses dekh ke hi mera confidence loose ho jata hai.
Dwarka to this project upgrade sounds risky yaar. Even older resale societies in Alaknanda are asking for sane prices compared to these promises.
Antarctica Tricone ka location toh theek hai, but delivery track record is a massive black box. My family was pushing me to check their 3BHK layout last weekend, layout wise it is actually spacious, no doubt about that. Par jab maine pucha ki structure audit report available hai kya for foundation quality, executive started dodging my direct questions. Delhi pollution and winter construction bans waise bhi har project ko 6-8 months delay kar dete hain. In my opinion, stay put in your Dwarka flat until they complete at least 80% superstructure.
Price sunke hi meri anxiety badh gayi honestly. Current market conditions in New Delhi are totally brutal for middle-class buyers right now, interest rates niche jane ka naam nahi le rahe. Agar 2BHK Dwarka mein space manageable hai, toh wait karna safer nahi hoga?
They quoted around 4 to 5 rupees per sqft for maintenance, plus mandatory club and parking charges extra add honge around 7-8 lakhs. Mera budget sunke unhone turant bola discount milega on spot booking, but that desperate selling made me even more nervous.
Dwarka wala flat agar sell karke fund kar rahe ho tab toh thoda sense banta hai, but fresh loan lena around this ticket size is terrifying. By the way, unhone maintenance charges aur hidden parking costs kitna quote kiya aapko?
Bhai 2.1 Cr is a huge amount for a first-time upgrade. Maine bhi last month site visit kiya tha, sample flat looks stunning par sales team delivery date pe bilkul vague answers de rahi thi. If you already have an ongoing home loan, double EMI plus rent will literally break your monthly budget if delays happen. RERA certificate download karke dekha kya portal pe?
Bilkul sahi baat hai. Mere ek colleague ne Anand Vihar side ek under-construction project mein invest kiya tha thinking do saal mein shift ho jayega, abhi fourth year chal raha hai and he is paying both rent and heavy EMI. Aise builder risks se bach ke rehna hi better hai bhai.
Maine check kiya tha RERA site pe, registration toh active dikha raha hai but proposed completion timeline looks very stretched. Honestly, Antarctica Properties ka history Delhi market mein itna visible nahi hai, so I am super paranoid about putting my hard-earned savings there.
To answer your question about BBA fittings, they told us standard branded sanitaryware during the walk-through, but unke draft contract mein clear brand specifications blank the. Humne pucha toh sales agent conveniently bol gaya ki luxury equivalent denge, which made me back out immediately. In Delhi market, unwritten promises never get delivered, especially when you are stretched thin on budget. Look at Alaknanda resale options if you want a reliable 3BHK without construction sleepless nights. What are they quoting for parking extra, by the way?
Did you end up negotiating on that parking fee, ya did you freeze your decision right there?
They are asking around 4 to 5 lakhs extra for covered parking slot. Sab chupa ke rakhte hain initial quote mein, final bill banate waqt pata chalta hai actual cost 2.3 Cr cross kar rahi hai.
Mere colleague ne Antarctica Properties ke bare mein bola tha ki unke agreements mein penalty clause bohot weak hota hai. You mentioned quality, toh did you check what brand of fittings and lift they are committing in the BBA? That is where mid-segment buyers usually get trapped.
Bhai, builder visits par sab chamakta hua dikhate hain, actual slab casting speed dekho. I visited two months back and saw hardly 15 laborers on site.
Honestly yaar, why take such a huge gamble when you already have a roof over your head? In New Delhi right now, inventory is moving slowly and interest rates are still hovering high, so taking an extra 1.5 Cr loan over your existing one sounds like pure financial stress. If family expansion is the only reason, can you not adjust for 18-24 months more till the market stabilizes?
Price rise ka FOMO toh sabko hai. Par imagine taking a flat in Antarctica Tricone and then site work stops for a year. Between Aram Bagh resale flats and under-construction promises, ready-to-move peace of mind is priceless, bhai.
True, staying put sounds safer right now. But what if prices in Dwarka and surrounding sectors jump another 15-20% by then? That fear of missing out is driving me crazy too, daily lagta hai ki wait kiya toh out of budget ho jayega.
Bhai 2.1 Cr is a huge amount when you already have an existing home loan. Antarctica Properties ka naam sunke mujhe waise hi darr lagta hai kyunki market mein unka track record bohot clear nahi dikhta. Main bhi Dwarka mein rent pe hoon and upgrade soch raha tha, par seeing current delays in Delhi NCR, anxiety ho jati hai. Have you personally checked if they uploaded the quarterly progress reports on Delhi RERA site?
Maine bhi search kiya tha par kuch solid nahi mila. Even my friend was looking near Anand Vihar for ready units instead of under-construction ones, purely because double EMI plus rent will wipe out all middle-class savings if possession stretches beyond two years.
I checked the portal last week for this project. Construction timeline details are very vague online, and barely two updates were posted in the last year. Honestly, looking at how strict Delhi RERA is becoming, it makes me super nervous to commit life savings here.
