Uttam Steels' delivery track record for this EWS project in Greater Noida worries me. I'm based in Dubai; what's the real RERA status and potential rental yield? Can't visit.

The price range of ₹31 L – ₹35 L is competitive for Greater Noida EWS, but for an NRI, not being able to visit is a huge disadvantage. My advice would be to appoint a very trustworthy local representative who can do regular site visits, check documents, and follow up with RERA. Don't rely solely on online info, especially with this builder's reputation.
Rental yield ka part bhi important hai. Greater Noida mein abhi bahut oversupply hai, especially affordable segment mein. To expect high rental returns might be unrealistic. Kisi ke paas actual data hai kya, ki is area mein EWS flats ka kya rental chal raha hai?

Iska matlab kya hai, ki project stalled hai ya information updated nahi hai? Koi bata sakta hai current ground reality kya hai wahan ki?
Haan, bilkul! Mera khud ka experience hai. Maine Ajayabpur mein ek project mein invest kiya tha 3 saal pehle. Builder ne bola tha ek saal mein possession, abhi tak kuch nahi. RERA mein complaint bhi ki, process itna slow hai ki NRI ke liye toh aur headache hai. Agar yahan 'status: null' dikha raha hai, toh bahut soch samajh ke aage badhna.
Possession date toh bas kagaz pe hoti hai bro! Builder log toh aise hi dates dete hain, phir extend karte rehte hain lol.

Meri toh ek friend ne Greater Noida West mein ek project mein invest kiya tha, Alpha I ke paas hi tha, aur builder ne delivery date do baar extend kar di. NRI investors ke liye toh aur mushkil hai jab physical presence na ho. Is project ka RERA status kya hai exactly? Post mein 'null' likha hai, that's a huge red flag for me.
