IT Park demand in Chandigarh is mostly hype, change my mind.
Possession was in March for my 2BHK in Sector 24C, paid around ₹78L. Now that I'm settled, I'm trying to understand the real estate market better. Builders always talk about the Chandigarh IT Park driving demand and price appreciation. But honestly, I'm not seeing that much *real* impact on property values in my area, or even in nearby sectors. Matlab, are these IT park developments really creating new demand and pushing prices up, ya just marketing hype? I thought areas closer to the IT Park would have seen a sharp rise by now. Is there any specific area, maybe even in Mohali or Zirakpur, that has actually seen solid appreciation *because* of IT growth, beyond just general market rise? Or is it still too early to tell? What's your first-hand experience, especially if you bought near the IT Park recently? Am I missing something?

Bhai, you're not missing anything. I also feel it's mostly hype. Builders just use 'IT Park proximity' as a selling point. My cousin bought in Manimajra thinking he'd rent it out easily to IT professionals, but the rental yield is nothing special. Plus, so many of these IT companies are still hybrid or WFH. Real demand kahan se aayegi?
