Kids have moved out, so I'm selling our large house for a smaller 2BHK in Greater Noida, budget around ₹80L. Everyone claims IT parks and SEZs are driving prices in sectors like 150, but I just don't see it. Is this real demand from jobs, or just builder marketing creating artificial bubbles? Change my mind.

Dekho, I understand the skepticism, but there is some genuine movement. My office recently shifted some operations to a co-working space near Alpha II, Greater Noida, and many colleagues are actually looking to buy nearby. Plus, the connectivity has improved a lot with the Aqua Line. Are you looking at specific projects or just the general area?
Sahi kaha U4. Mera ek dost hai jo TCS mein hai, usne Ajayabpur ke paas ek project mein liya tha. Uska kehna hai ki company ne kuch incentives bhi diye the employees ko wahan shift hone ke liye. So, it's not entirely builder hype. But yes, you have to be very careful with which builder and project you choose. Not all IT parks are created equal, aur kuch toh sirf paper pe hi hain.
Haan, main bhi U3 ki baat se agree karta hu. Sector 150 mein kuch projects hain jahan actual demand dikh rahi hai. Jaise Godrej Nurture, wahan toh 1.2 Cr+ chal raha hai 2BHK. Obviously, your 80L budget might be tight for those, but it proves there's a market for good projects. Log investment aur end-use dono ke liye dekh rahe hain.
Bhai, you're not alone. I've been looking for a 2BHK in Greater Noida for my parents, budget similar to yours, around 75-85L. Har jagah IT corridor, tech hub ki baatein karte hain, but ground reality kuch aur hai. My cousin booked in sector 150 a couple of years back, thinking appreciation will be huge. Abhi tak possession bhi nahi mila properly, aur companies bhi utni nahi aayi jitna bola tha. Lagta hai sab marketing stunt hai.
Totally agree with the OP. Ye IT park ka hype toh saalon se chal raha hai. Noida mein bhi yahi haal tha pehle. Builder log bas bade-bade posters laga dete hain aur rates badha dete hain. Real jobs kahan hain?
