IT park demand in Noida Extension is mostly builder hype.
Noida Extension, particularly around Sector 1, is always being pitched with this IT park angle. I work in real estate, so I know the spiel. Builders like Godrej and ATS often highlight proximity to 'upcoming commercial hubs' and 'IT corridors'. But honestly, for an end-user like me who's looking to buy for myself, I'm wondering if this IT park demand is actually driving real prices or is it just marketing spin? Matlab, kitna actual demand hai on the ground? Are these developments genuinely attracting big companies and jobs, ya bas papers pe hi hai? I'm seeing prices around 80L-1.2Cr for 2BHKs, but is that justified by actual job growth or just speculation? What's your off-the-record take? Should I factor this 'IT hub' thing much into my decision?

Exactly! I'm looking at properties in Noida Extension too, and this IT park narrative is everywhere. I even
Yaar, you hit the nail on the head. Main bhi yahi soch raha tha. Builders toh kuch bhi bolte hain. My broker kept pushing the 'IT hub' angle for a project near Sector 143, saying TCS and HCL are expanding. But when I visited, it was mostly empty plots and some half-built commercial structures. Lagta hai bas hype hai to push prices.
