IT park hype is just builder marketing in Mohali

Spent the whole Sunday checking out options in Sector 44 Mohali. Honestly, prices there feel crazy, especially with all the talk about IT park developments. I work in real estate, but for my own buy, I'm seeing a lot of marketing spin. Are places like Cyber City genuinely driving end-user demand in sectors like 65 or 82-84? Or is it just marketing pushing up rates, making us believe there's massive ROI? I'm not sure if the job growth is keeping pace with these inflated property values. Disagree? Tell me why.
