IT Park property prices are confusing me

₹90 lakh for a 3BHK near Chandigarh IT Park — this pricing is seriously confusing me. Builders keep pushing the IT Park growth story, but is it actual end-user demand or just marketing spin driving these high prices? I work in real estate, so I know the tricks. Need to know if others feel this builder hype is justified.
