Ittangur property prices feel a bit inflated right now, honestly. I'm based in Dubai and looking at a 2BHK there, around ₹95L. Is that justified given the current infrastructure? I can't do a site inspection myself, so I'm relying on community insights. What's the real ground truth on water supply? Are borewells reliable, or is it mostly tanker dependency even in newer projects? For investment, what's the appreciation forecast for Ittangur in the next 3-5 years? With Namma Metro Phase 2/3 expansion, does it make sense for rental yield (targeting 3.5-4%)? I'd need a property manager, so steady rental demand is key. Is it a good long-term bet compared to Sarjapur Road?

Bhai, ₹95L for a 2BHK in Ittangur sounds steep, especially if it's for investment. Current infrastructure wahan ka abhi bhi bohot basic hai. Water supply ka issue toh major hai, borewell pe kitna depend karoge? Tanker ka kharcha alag se aata hai every month.
Totally agree with U1. My cousin bought a flat near Aavalahalli two years back, thinking it's close enough to Ittangur for appreciation. Water supply
