Watched this video about Ivory County in Sector 115, Noida. It makes a lot of claims about excellent connectivity, like metro and expressway access, plus top-notch amenities. They showed a big 28-acre township. I'm wondering if these infrastructure claims really match what's on the ground. Are the schools and hospitals they mention actually close and good? What's the real situation with the clubhouse and other facilities? Anyone living nearby or seen the site recently?

Be very careful with pre-launch promises, especially for a project with possession almost 6 years away. I almost got burned with a project near Ajayabpur that promised a direct flyover connection, which never materialized. Always check the RERA documents for approved plans, not just the marketing material. The price range is also very steep for something so far from completion.
Sahi keh rahe ho. ₹3.2 Cr for a 2029 possession is a big commitment. That money could be earning returns elsewhere. It's a huge gamble on future development and builder delivery.

Bhai, these videos always show a dream. Sector 115 is still developing a lot, right? Connectivity claims often look good on paper, but traffic is another story. Is the metro really that close, ya bas blueprint mein hai?
Metro connectivity will be there, but maybe not right at the doorstep. I've seen projects near Alpha II Greater Noida make similar claims, and then you have to drive a good 15-20 minutes to the nearest station. It's best to visit the site and measure distances yourself, don't trust the sales team's 'walkable' claims.
Exactly what I was thinking! They are selling a vision for 2029, which is when possession is listed (1st Dec 2029). The price range is also quite high, ₹3.2 Cr to ₹12.8 Cr, for something that's still so far out. We need to check if the RERA, UPRERAPRJ507062, reflects the actual construction progress, not just the proposed plans. Don't fall for glossy brochures.
