Budget finalised, loan pre-approved — now stuck on which sector. Jai Gardenia ki pricing ₹1.03 Cr se shuru hai, but I'm looking at its capital appreciation trajectory. Pre-launch se ab tak kitna move hua hai? Builder ka track record on delivery timings kya hai, especially for ongoing projects? Not sure if current pricing leaves enough room for a decent ROI in 5-7 years. Resale market mein liquidity kaisi hai? Any experiences with exiting properties in that area? Any thoughts on its long-term investment potential?

The total units are 130. That's not a huge project. Liquidity can be tricky for smaller projects like this, especially if the builder gets stuck. I saw a similar situation in Aishwarya Crystal Layout where a small project got delayed indefinitely.

What about the RERA number? PRM/KA/RERA/1251/446/PR/211130/004565. Does anyone know if they've had any RERA complaints regarding delivery or quality? That's usually a good indicator of builder reliability.
Haan, RERA ka data important hai. But sometimes builders settle those complaints offline. My cousin had issues with a builder near Adigara Kallahalli, RERA complaint file ki, but then builder ne offer diya to settle outside. Ended up getting a partial refund, but the project is still stuck. So RERA data is one thing, ground reality kuch aur.

I checked the RERA site a few months back. There were a couple of complaints about amenities not being as promised in another project, but nothing major on delivery for Jai Gardenia specifically yet. Still, it's a concern.

Builder ka track record on deliveries is a big red flag for me. Is the appreciation really possible after such delays?
Exactly! Aur liquidity ka bhi point tha. If the builder isn't delivering on time, resales become super tough. Who wants to buy into a delayed project?
Totally agree. My friend booked in their other project near Aavalahalli and got possession 1.5 years late.
