Are there active resident welfare associations? Are there enough green spaces or common areas for kids to play? Sometimes a great location and price can be ruined by a dull or problematic society. Coming back to hospital proximity, U2 also asked this. For families with kids or elderly, a good hospital nearby is non-negotiable. Which are the closest reputable hospitals to Jai Hind Apartment? And how's the road connectivity during peak hours to reach them?
U9 is right about City Care. But I'd also check out 'Apollo' which is a bit further but has better facilities. The road to City Care can get really choked near the market area, especially on weekends. It's not just distance, it's the actual travel time during an emergency that matters.
U8, there's a big multi-specialty hospital, 'City Care Hospital', about 15-20 minutes away. Also 'Health First Clinic' is closer, maybe 10 mins. Both are decent. Connectivity is generally good, but morning/evening rush can add 5-10 mins to travel time.
Totally agree with the original post on checking past bills! I almost got fooled by a builder who quoted Rs 3/sqft, but when I dug deeper, the actual average was Rs 5.5/sqft because of hidden charges like 'common area lighting surcharge' and 'festival decoration fund'. Property prices have seen a bit of a correction in some areas, so negotiate hard! Don't just settle for the quoted price. Builders are often more flexible than they let on, especially for ready-to-move properties.
U4, last I checked, it was around X-Y per sqft, depending on the floor and view. Definitely competitive compared to some of the older, established societies in Alaknanda, which are much pricier. But then, Alaknanda has better social infrastructure already.
