Jain Homes 02 buyers: What was your snag-list like?
Been looking for 8 months now and it's getting exhausting. I work in real estate but buying for myself is different, yaar. For Jain Homes 02, I'm trying to gauge the *real* picture. Brochure mein toh sab perfect lagta hai, but possession ke time kya milta hai? Specifically, construction quality after a year – cracks, seepage, fittings? Aur clubhouse jaisi amenities, functional hain ya bas showpiece? I know what builders don't tell you, so need honest opinions. What was your snag-list like? Did they resolve it properly?

Sahi kaha U1, brochure vs reality is a nightmare. Mera bhi experience similar raha hai ek small builder ke saath. They showed us grand plans, but possession ke time it was just basic. Walls mein cracks, fittings low quality, aur jo amenities dikhayi thi woh toh bas naam ki thi. Snag-list toh itni lambi thi ki poochho mat! They kept delaying fixes and eventually we had to compromise. It's exhausting, I totally get it.

Totally agree with U3, same issues seen in Ahinsa Khand 1 projects too!
Bhai, Jain Homes 02? 10 units total? Aur RERA Not Required? Yeh toh pehle hi red flags hain. Itni choti project mein quality control kitna hoga, aur builder ki accountability bhi kam rehti hai. Brochure toh sabka achha hota hai, but aise projects mein baad mein bahut headache hoti hai with maintenance and common areas. Meri toh advice hai, be very, very careful. Don't fall for the low price range of ₹13 L – ₹16 L blindly.
Exactly, bhai! RERA registration not required doesn't mean it's not risky. What if they cut corners? Plus, future resale value mein problem aa sakti hai, lenders bhi hesitate karte hain aise small projects ke liye.
RERA for under 8 units is not required, but still, 10 units is too small for a builder to put in good amenities. Careful.
