Jain Homes 02: Resale liquidity and ghost society risk?

Landlord ne rent phir badha diya, yaar. Done with renting, seriously. Finally taking the plunge, looking at Jain Homes 02 in Ghaziabad for investment. Mera budget around ₹15L hai, so this fits. Since it's a completed project, I'm really trying to understand the actual rental yield. Kya koi bata sakta hai ki monthly kitna rent expect kar sakte hain yahan se? Aur resale market kitna liquid hai? Agar 5-7 saal mein exit karna pade, will I find buyers easily? Also, investor ratio vs end-user kitna hai society mein? Ghost society ka dar lagta hai, honestly not sure about this. Koi experience share karega?
