Jain Homes 02: What construction signs really matter?

Was supposed to decide by last month but I'm still stuck on Jain Homes 02. I work in real estate, so I know marketing spin. Everyone glorifies fancy amenities, but for an investor, it's raw construction quality that truly matters. Those cracks and seepage after a year? Directly hit my ROI. What red flags do you guys spot during site visits? Change my mind.
