Carpet area efficiency is always the real metric for value. I've been looking at Basant Krishna Vatika and Jain Homes in Ghaziabad. Jain Homes seems to offer better usable space for the price, even if super areas look similar. Does anyone have experience comparing their actual carpet areas? How does that impact rental yields or future appreciation?

Dekho, Jain Homes aur Basant Krishna Vatika dono ke apne pros aur cons hain. Jain Homes may give better carpet area value, but their track record for timely delivery can be patchy, as U7 mentioned. Basant Krishna Vatika is completed, so no possession risk, but RERA absence is a point to ponder. Ultimately, it boils down to your risk appetite. For rental yields, location in Ghaziabad (like near metro or commercial hubs in Abhay Khand) is paramount. What specific area are you looking at, and what's your priority – immediate possession or maximum space efficiency?
Ghaziabad market mein abhi kaafi inventory hai, especially ready-to-move projects mein. Iss time mein, builders jo clear titles aur RERA compliance ke saath aate hain, unpe zyada bharosa karna chahiye. Sirf price aur carpet area dekh ke mat fas jaana.
Main bhi Basant Krishna Vatika ko dekh raha tha. Price range ₹18 L – ₹43 L hai aur possession bhi 2018-12-01 ka hai, matlab completed project hai. Total units bhi sirf 12 hain, toh ek tarah se low-density project hai. But RERA number nahi hai, which is a bit concerning for a completed project. Iska carpet area kitna rehta hai usually? Aur jab RERA nahi hai, toh koi red flag hai kya?
Toh RERA exemption ka confirm kaise karein?
RERA ka na hona ek big red flag ho sakta hai, especially for first-time buyers. Even if it was completed pre-RERA, transparency issues can arise later. Always try to find projects with RERA, it gives a layer of protection. Older projects sometimes have hidden maintenance issues or structural problems jo baad mein nikalte hain. Rental yields aur appreciation ke liye location aur amenities bhi bahut matter karte hain, sirf carpet area nahi.
Basant Krishna Vatika ka carpet area usually 60-65% of the super area hota hai, jo ki standard hai. RERA number na hone ka reason ye ho sakta hai ki project RERA act aane se pehle complete ho gaya tha, ya fir small number of units (12 units) ki wajah se exemption mili ho. But always verify this with legal counsel.
Haan bhai, carpet area is king! Builders play a lot with super area figures.
Yaar, Jain Homes ka carpet area zyada lag raha hai but kya unka construction quality bhi theek hai? Super area toh sab dikha dete hain, asli value toh carpet area mein hi hoti hai. Ghaziabad mein kaafi builders aise claims karte hain, but actual delivery mein fark aa jata hai. Thoda skeptical hoon.
Sahi kaha. Mera ek friend ne Jain Homes ka project liya tha Raj Nagar Extension mein, usko possession mein 1.5 saal delay hua. Carpet area toh mila but headache bahut hua. Rental yield ka toh baad ki baat hai, pehle possession toh time pe mile.
Totally agree! Especially in areas like Ahinsa Khand II, builders promise the moon but deliver dirt.
