Jaipuria Sunrise Enclave: What's the real ROI here?
Been checking Ghaziabad properties for a few months now, and Jaipuria Sunrise Enclave keeps popping up. It's completed, which is a plus for avoiding construction delays. I heard a tip about checking electricity meter data for investor-owned units to gauge actual occupancy. For those who own there, what's the real rental yield like? My main concern is the actual ROI. Prices are ₹60L to ₹1.3 Cr, but has the capital appreciation plateaued? Is the resale market liquid enough for a decent exit in 5-7 years? Any thoughts or similar tips for spotting ghost societies?

Yeh electricity meter wala tip toh solid hai! Maine bhi ek baar try kiya tha Indirapuram mein, pata chala 40% flats band pade hain. Sunrise Enclave ke aas paas rental demand kaisi hai? Log office jaane ke liye prefer karte hain kya yeh location? Agar tenant hi nahi milenge toh ROI ka kya fayda.
Rental demand theek hai, because of NH24 connectivity. But mostly families prefer it, not so much bachelors. So, yield might be lower than expected, maybe 2-3% max
Bhai, 2003 ka project hai, almost 20 saal puraana. ROI kya hi milega ab? Ghost society ka risk bhi toh hai, especially with fewer units. Kya lagta hai?
Haan, Achchheja mein bhi ek society dekhi thi, same haal tha. Maintenance ne jaan nikaal di thi residents ki.
Sahi kaha, itne puraane projects mein maintenance ka bahut issue hota hai. Ghaziabad mein toh aur bhi dikkat hai, RWA ke paas funds nahi hote. Plus, older wiring and plumbing can be a nightmare.
