Did some Janakpuri research. Everyone glorifies metro connectivity, but the actual road congestion near Pankha Road is still a mess, yaar. Price increase seems unjustified for some pockets. Change my mind.

Yes, Pankha Road has traffic, but compare it to not having a metro at all. People are willing to pay a premium for convenience. Maybe the issue isn't the metro, but that you're looking at properties right on the main road, which will always be congested. Have you considered pockets slightly off the main road?
Totally agree with U1! I was looking at a 2BHK near Janakpuri West and the builder quoted an insane price, saying 'metro proximity'. But when I visited, the approach road was so narrow, aur construction quality bhi suspect lagi. Builder ka naam nahi lena chahta but it rhymes with 'Sai Dham'. Absolutely! My cousin booked a flat near Uttam Nagar (which is practically Janakpuri Extension) two years back, thinking metro access would solve everything. Now he spends almost an hour just to get from his society gate to the main road. Builder ne toh possession bhi late kar diya, aur bolte hain metro ki wajah se value badh gayi hai. Sab hawa baazi lagti hai.
