Did a site visit to Jay Hind Apartment last Saturday, and honestly, I'm a bit conflicted. As an investor, long-term appreciation and tenant attraction are key for me. Brochures mein toh bahut expansive green spaces dikhate hain, but on-site, towers seem quite close. Is it just me, ya actual open areas in Delhi projects often fall short of marketing claims? Does this significantly impact resale value or tenant appeal after a few years? Also, the elaborate clubhouse facilities – are they genuinely used daily, ya just a ghost facility adding to maintenance? I've seen amenities bloat charges without a proportional ROI. Does a fancy clubhouse really justify a premium price point or higher rental yield? Your experiences, especially on green spaces and amenity usage, would be super helpful.
