Jayanagar apartment loading charges have become total extortion
Been looking for 7 months now across South Bengaluru, and honestly, buying for myself is completely different than selling to clients. I know all the super area vs carpet area games builders play, but Jayanagar developers are taking it too far. Quoting ₹2.4 Cr for a 3 BHK where the actual usable carpet feels tiny... actually wait, the loading was almost 38%! Plus, the brochure talks about quiet green avenues, but ground reality is commercial traffic spilling into residential lanes every single evening. Zero guest parking, and borewells running dry. For those living in Jayanagar, did you just accept these ridiculous loading percentages, or did you find builders willing to talk real numbers?

On one hand Jayanagar gives you old Bangalore charm, metro access, and top schools nearby, which is why people pay that insane premium. But on the other hand, paying 38% for corridors and lift lobby feels like daylight robbery. I am honestly stuck in this mental loop for 4 months now, unable to book anything. Did you end up putting an offer or did you walk away?
2.4 Cr for tiny carpet is pure madness. At this rate, middle class first-time buyers will be completely pushed out of Bangalore main city.
Is moving slightly further south towards Akshayanagar or Aavalahalli a better idea for our budget, or are roads terrible there too? Genuine question because I am completely confused now.
Agree with that. A friend bought in Akshayanagar recently and he gets decent carpet space, but borewell issues exist everywhere in Bangalore currently due to the weak monsoon last year.
Replying to your query, Akshayanagar has much better carpet area for around 1.2 to 1.4 Cr, loading is around 24-26%. But traffic near Bannerghatta main road during office hours is absolute hell.
To answer your question about whether they negotiate, they literally say 'take it or leave it' because South Bangalore has crazy demand right now. We were looking in Jayanagar 4th Block last month, quoted 2.2 Cr for practically a matchbox. When I asked about Cauvery water connection, the executive dodged the question twice. I got so scared of the water problem that we completely stopped looking there. Hard-earned savings hain yaar, life savings risk pe nahi daal sakte.
True that. Someone advised me to check Mahaveer Group because they have older presence, but someone told me Mahaveer Group currently has 0 active ongoing projects listed on portal, so even that option got ruled out.
Same here, Cauvery water is a huge gamble in these older redeveloped pockets. Even tanker rates are touching 1500 bucks in peak summer.

Haan bilkul, RERA site pe carpet area check karna padta hai directly. But honestly, if you push back, do they ever reduce the price or just say take it or leave it?
I checked my own agreement last week for another South property, sales guy told me 25% but calculation showed 34%. Builder log openly cheat on this, nobody stops them.
