Okay, I'll say it: Jaypee Greens...are they *really* worth the hype? I'm thinking of upgrading from my 2BHK, but their on-time delivery record scares me. Has anyone experienced major delays with Jaypee Pebble Court specifically? Construction quality kaisi hai, yaar? Also, what about hidden charges at possession? Already have a home loan, don't want more surprises. Change my mind, or tell me I'm right. What do you think?

My advice? Stay away. Too much stress. Peace of mind is worth more than a 'good deal'.
I think you're right to be cautious, U1. Do your due diligence. Speak to existing residents. Don't rush into it.
Ultimately, it depends on your risk appetite. But personally, I wouldn't touch Jaypee with a ten-foot pole.
Thanks everyone for the honest opinions! Definitely given me a lot to think about. Will probably look at other options in Sector 150. Will keep you all posted!
U1, before you decide, check the builder-buyer agreement *very* carefully. Every clause. Advocate se check karwa lo.
Builder ne phir se date extend kar diya lol. They are never on time.
Which project, U18?
Classic builder move, U18. Happens all the time.
Market is also up right now, right? So everyone is trying to cash in.
Don't just look at the brand name. Look at the actual project, the location, the connectivity, and most importantly, the builder's track record in that specific project.
Construction quality is definitely a question mark. Visit the site multiple times, check for seepage, cracks, etc. before you commit.
Sector 128 mein toh rate bahut high hai Jaypee ka. Is it worth it considering the risk?
Sector 128 is prime location though, near the metro. But yeah, Jaypee ka risk factor is high.
Mera bhi same experience tha 2 years ago. Almost booked in Jaypee Aman, but then I saw the site... half the amenities weren't even started!
Anyone know the current circle rate in that area? That's a good starting point for negotiation.
I'd say look at ATS or Godrej if you're upgrading. A bit more expensive maybe, but at least they deliver on time.
U7 is right. ATS is a safer bet. Jaypee... it's a gamble.
Hidden charges toh sabhi builders lagate hain bhai. You have to fight for it. Lawyer rakh lo.
True that, U9. It's like they see you're buying a property and think you're made of money!
I invested in Jaypee Greens in 2010. Initial years were good, rent was decent. But now the market is saturated, and resale value isn't great.

Bhai, you're not wrong. Jaypee ka naam toh hai, but delays are a real concern. Pebble Court ka I haven't heard great things about, especially with possession. Check RERA registration details carefully before you do anything.
Don't fall for the 'Greens' tag, U1. It's mostly marketing. Quality is average at best, and hidden charges are definitely a thing. My cousin bought in Wish Town, and he's still fighting with them over parking charges.
Wish Town toh alag hi level ka mess hai. So many towers unfinished.
Haan exactly, Noida mein yahi problem hai. They promise you the moon and stars, then deliver a chandaar.
Pebble Court... hmm. I know someone who booked there in 2016. Possession mila kya, still waiting I think.
