Guys, I'm finally taking the plunge and buying a place in Noida. Jaypee Greens Pebble Court, kaise hai? Heard their on-time delivery is a major issue. Kya aap logon ko pata hai about hidden charges at possession? Customer support bhi bekar hai, kya? Mujhe advice chahiye yaar. Worth it hai?

Check amenities completion before booking, I made that mistake in another project. They promised everything, but half the amenities are still not functional after 5 years.
I think the location is good, close to Pari Chowk and the Yamuna Expressway. But is that enough to outweigh the builder's reputation? I'm not so sure.

U11, I was quoted around 6500 per sq ft for a mid-floor apartment. Seems a bit high considering the risks.
U12, 6500? Bhai, Sector 150 mein bhi almost same rate hai, and you get much better quality and amenities. Think about it!
U11, depends on the tower and facing. Park facing will always be higher. Also, check if it's a subvention scheme or a regular payment plan. Makes a big difference.
RERA registration number check kiya? And what does it say about the possession date? That's your best bet for some kind of guarantee.

U4, avoid. Just avoid. My family lost a lot of money with them. Look at ATS or Godrej in Sector 150. Little more expensive, but worth it for peace of mind.
U5, Sector 150 is getting crazy expensive! But yeah, ATS and Godrej are definitely more reliable. Jaypee is a gamble. High risk, high reward... maybe.
U4, if you're set on Jaypee, check out their Wishtown projects. Some of those are relatively better managed. But still, due diligence is key.

Guys, I bought a resale apartment in Jaypee Greens in 2015. Initially, everything seemed fine. But maintenance charges are insane now, and the quality of construction is deteriorating. Would not recommend buying new from them.
Jaypee Greens Pebble Court? Bhai, be very careful. On-time delivery is a HUGE issue with them. My friend booked in 2018, still waiting for possession. Check RERA records properly before you invest.
I agree with U1. Jaypee? Run far away! So many delays and hidden charges. Better to look at other options in Noida Extension, more reliable builders there.
Hidden charges toh har jagah hote hai, yaar. But Jaypee is notorious. Which tower are you looking at specifically? Some are better than others, surprisingly.
