Hey guys, I'm looking at properties in Noida. What do you think about Jaypee Greens vs ATS? I'm mostly concerned about construction quality and hidden charges. Has anyone experienced issues with plaster cracks or surprise costs at possession? Which one is better for resale value down the line? Mujhe advice chahiye yaar!

Ultimately, it depends on your budget and priorities. Both Jaypee Greens and ATS have their pros and cons. Do your research carefully before making a decision.
So, OP, which one are you leaning towards now after all this advice? Did you finalize anything?
Plaster cracks are a common issue in Noida buildings, especially in older constructions. Get a thorough inspection done before you buy.
Check the builder's payment plan carefully. Some builders have very rigid payment schedules, even if the construction is delayed. Avoid those!
Which floor are you planning to buy? Higher floors usually have better views but are also more expensive.
Don't just look at the carpet area. Check the super area as well. Builders often inflate the super area to charge more.
One more thing: visit the site during different times of the day to check for noise levels and traffic congestion.
Don't forget to factor in the cost of interiors! That can easily add another 10-15% to the total cost.
ATS ka handover process is generally smoother. They're more professional. Jaypee mein, you might have to fight for every single thing.
Also, consider the society maintenance charges. Some societies charge exorbitant rates. Ask around before you decide.
Currently, interest rates are high. So factor that into your EMI calculations. It might be better to wait a few months.
Jaypee Greens is good if you like golf courses and open spaces. But ATS has better connectivity and amenities in most projects.
I've heard Jaypee has a lot of pending dues and court cases. Be very careful before investing there. ATS is relatively safer in that regard.
Haan, Jaypee ka financial situation is not the best. They've been struggling for a while.
Sector 131 mein ATS ka project dekha tha maine. Prices are quite high, but the amenities are top-notch.
Mera bhi same experience tha 2 years ago. I was torn between these two. I went with ATS Greens Village. Thoda expensive hai, but peace of mind mila. No major issues so far.
Possession mila kya? I heard there were delays there too.
Haan, luckily I got it on time. But I kept chasing them constantly! You have to be persistent.
Jaypee ka construction quality used to be better. Ab pata nahi. ATS is generally more reliable. But visit the site yourself, talk to residents. Don't just rely on brochures.
Check RERA registration number before you even think about booking. That's your first line of defense against fraud.
Where can I find the RERA details easily?
UP RERA website. Just Google it. It's pretty straightforward.
Good point! RERA ID se builder ka track record bhi pata chal jaata hai.
Jaypee Greens and ATS are both good options, but it really depends on which project you're looking at. Both have had their share of delays and quality issues. Which sector are you considering? That makes a big difference.
Bhai, hidden charges toh har builder ka scene hai. Read the fine print VERY carefully. Check for parking, club membership, power backup, everything. ATS generally has better construction quality, but Jaypee mein greenery zyada hai.
True that! Parking charges are a killer! They never tell you upfront.
Haan exactly, Noida mein yahi problem hai. They lure you with low prices initially, then add all these hidden costs later. I faced this with Supertech back in the day... never again!
Resale value? That's a tough one. Right now, the market is up, but who knows what it'll be like in 5 years? Both have good potential, but location within the sector matters a lot.
Also, check the maintenance charges. High maintenance can kill resale value.
Location is key! Closer to the metro, the better. Sector 137 is booming because of the metro.
