Looking at Jaypee Greens and ATS for a bigger flat. Wife wants good amenities, I'm prioritizing on-time delivery. Has anyone faced hidden charges from either builder? Which one is safer for kids?

Possession mila kya kisi ko recent times mein Jaypee se? Just curious to know if things have improved.
So, what did you decide? Jaypee or ATS?
Ultimately, it depends on your risk appetite and priorities. Both have their pros and cons. Weigh them carefully and choose what's best for your family.
Jaypee Greens ka golf course is a big plus if you are into that. But if you are prioritizing on-time delivery above all else, ATS is probably the safer choice.
Be careful - Jaypee Infratech has had its share of issues. Just something to keep in mind.
I'd lean towards ATS for peace of mind. Jaypee has a history of delays, which is a major headache for families.
One thing to consider is the resale value. ATS properties tend to hold their value better than Jaypee properties in Noida.
Which floor are you looking at? Corner unit? That can affect the price and resale value. Also, check the floor plan carefully. Some Jaypee flats have weird layouts.
U15 makes a great point. Layout is super important! I rejected a flat because the kitchen was ridiculously small.
Corner units are always more expensive, but worth it in the long run. Better ventilation and natural light.
Mera bhi same experience tha 2 years ago. Was choosing between these two. Ended up going with a smaller builder with a better reputation for on-time delivery. No regrets so far.
What about the price difference? ATS is generally more expensive than Jaypee, right? Is the extra cost justified?
It depends on the location and specific project. Sector 93A mein ATS ka rate high hai, but Sector 131 mein Jaypee ka bhi kuch kam nahi hai.
Price difference is there, but peace of mind is priceless, especially when dealing with such big investments.
Jaypee Greens ka toh naam hi kaafi hai...delay ke liye! My cousin bought in Kensington Park, and he's still fighting for possession. ATS is relatively better, but still, do your due diligence.
For kids, both have good play areas and green spaces. But ATS societies generally have more active resident groups organizing events. So, ATS might be better in that regard.
Don't just look at the amenities list they give you. Go and physically check if they are actually functional. I made that mistake with my first flat. Gym toh hai, but equipment is missing!
So true! Brochure pe toh sab kuch dikhate hain, reality kuch aur hi hoti hai.
Haan bhai, swimming pool toh dikha diya, but pani kab aayega, pata nahi!
Market conditions are crazy right now! Property rates are skyrocketing after the new metro line announcement. So, don't delay too much in making a decision.
ATS, definitely. Jaypee ka toh track record... well, you know. Lots of pending projects. Safer bet would be ATS. But yeah, hidden charges are a universal problem. Lawyer up!
Hidden charges se bachne ka ek hi tareeka hai - get everything in writing! Don't trust their sweet talk. Also, RERA registration number check karo before paying anything significant.
Exactly! RERA website is your best friend. Check for pending complaints against the builder as well.
Haan, RERA number is crucial. I didn't check properly and now I'm stuck with a delayed project. Lesson learned the hard way.
U5 is right. Everything documented! Verbal promises mean nothing. I learnt that lesson with my first property purchase. Never again.
I have a flat in ATS One Hamlet. The construction quality is good, and the society is well-maintained. But the maintenance charges are on the higher side. Just FYI.
Jaypee Greens and ATS, both are good names, but on-time delivery is a BIG question mark for almost everyone in Noida. Hidden charges toh bhai sab lete hain, read the fine print carefully!
I agree with U1, delivery is a pain. My friend bought in Jaypee Greens Wish Town years ago, still waiting for some amenities to be fully functional. But the location is prime, that's the only saving grace.
Which sector are you looking at? Sector 131 mein ATS Greens Village is pretty decent, I have seen families living there. But Jaypee's amanities are generally top-notch. Depends on your priority, I guess.
