I'm looking at properties in Noida. Jaypee Greens and ATS, which one is better for investment, guys? Has anyone experienced possession delays with either of them? I'm worried about the actual carpet area vs what they advertise. Also, what about resale value down the line? Kya kisi ko pata hai? Mujhe advice chahiye. Which one has better ROI? It's a big decision, bhai!

U14, the Noida Extension metro line is planned, not completed yet. But it's already impacting prices in that area.
ROI wise, ATS might be a safer bet, but Jaypee could give you higher returns if things improve (big IF!). Risky investment, basically.
Check the RERA registration number before you finalize anything. It's a must! Don't just trust what the builder tells you.
RERA number se kya pata chalega, U17? Just curious. I always thought it was just a formality.
U18, RERA number se you can check the project's completion date, approvals, any pending cases against the builder, etc. It's important info.
Carpet area ka toh sab jhol karte hain. RERA mein complaint karo if there's a big difference. But fighting builders is a headache. I bought in 2018, promised 1200 sqft, mila 1050. Filed a complaint, still pending.

Resale value will depend on the location and the quality of construction. ATS usually commands a premium. But check the current market rates in the specific sectors you are considering. Rates are up since last year due to the metro extension.

ATS is better in terms of timely delivery. But their maintenance charges are insane! Check that out thoroughly before you decide. I heard they charge like Rs. 8 per sqft.
8 rupees? Are you serious, U6? That's daylight robbery! I pay half that in my society.
U6, 8 Rs is high, but it depends on the amenities offered. Swimming pool, clubhouse, security... all that costs money, bhai.
U8 is right. Compare apples to apples. Check the actual amenities and then decide if the maintenance is justified.
Bhai, both are big names but Jaypee Greens ka reputation thoda shaky hai after all the issues. ATS is generally considered more reliable, but expensive bhi hai.
Totally agree with U1. Jaypee mein toh I know people who are still waiting for possession. ATS is better but do your due diligence!

U3, sector matters, absolutely. Sector 150 is hot right now. Check that out also. But prices are high.
Possession delays are a HUGE problem with Jaypee. My cousin booked a flat 5 years ago, abhi tak nahi mila. ATS ka kya scene hai, anyone?
