Need advice on builders in Noida, especially Jaypee Greens. I've heard mixed reviews about Jaypee Pebble Court. On-time delivery ka kya scene hai? Has anyone experienced delays? I'm thinking long term investment, so resale value is important. Which builder gives better ROI 5 years down the line, compared to Jaypee? Also, construction quality kaisi hai in reality? Plaster cracks toh nahi aate? Mujhey advice chahiye. I'm planning to buy property. What do you guys think? Which one is better for a calculated risk, considering everything? BTW, anyone faced hidden charges at possession? Please share your experiences.

One more thing – check the builder's payment plan carefully. Some offer attractive plans, but they might have hidden clauses. Get a lawyer to review the agreement before you sign anything.

@U15 Depends on the project. Some are delayed, some are relatively on track. Check RERA website for the specific project you're interested in. They have updated timelines.
Honestly, with the rising interest rates, investing in real estate right now feels like a gamble. But if you have to, do your due diligence and choose wisely. Noida is still a good investment in the long run, but select the right builder.

Supertech? Are you serious? Google 'Supertech twin towers demolition'. Enough said. Avoid like the plague.
Bhai, calculated risk ki baat kar rahe ho? Then avoid Jaypee and Supertech. Go for established builders with a clean track record. Thoda mehnga padega, but peace of mind milega.
What about Amrapali? Just kidding! Seriously though, stick to known names like Godrej or Tata. They might be a bit more expensive, but you get what you pay for.
Before buying, definitely visit the site multiple times. Check the construction progress, talk to residents, and see if the amenities are actually being built. I didn't, and now I'm regretting it.
I bought in ATS Greens Village in 2018. Thoda expensive tha, but worth it. Construction quality is top-notch, and resale value is good. Sector 93 is also a good option.
Sector 150 is booming right now. Lots of new projects, but be careful. RERA registration check karna before investing. Avg rate is around 7k/sqft.
@U8 7k? Bhai, where are you seeing 7k? More like 8-9k for a decent project. Metro connectivity is driving up the prices.
@U9 Okay, maybe for the premium ones. But some of the newer projects still have inventory at around 7.5k. Negotiate hard!
On-time delivery? Jaypee? LOL. You're dreaming, buddy. Been there, done that. Mera toh 3 saal delay hua tha. Hidden charges bhi they loaded me with. Avoid if you can.

@U4 Jaypee Greens Kensington Park. Finally possession mila, but the headache and frustration were unreal. Never again!

Dekho, Jaypee used to be good, but now... not so much. Construction quality also has gone down. Cracks toh common problem hai. Better to invest somewhere else, IMHO.
Jaypee Greens... mixed reviews toh sunne mein aate hi hain. Pebble Court specifically, bhai, delivery issues toh reported hain. Long term ke liye, I'd say explore other options too. What's your budget and preferred sector in Noida? That'll help narrow down recommendations.
Totally agree with U1. Jaypee ka reputation pehle jaisa nahi raha. Better to look at ATS, Godrej, or even some of the newer builders in Sector 150. Resale value is definitely better with them.
