Guys, I'm based in Dubai and can't visit Noida easily. Which builder is better, Jaypee Greens or Supertech, for on-time delivery? Has anyone experienced hidden charges with either? I need to find a property manager too. Kya aap logon ko pata hai? What's your take, yaar?

My advice? Stay away from both. There are better builders in Noida. Don't get lured in by the 'Jaypee Greens' brand. It's not what it used to be.
Before finalizing anything, visit the site yourself or ask a trusted friend/relative to do so. Pictures can be deceiving.
So, what did you decide, OP? Which builder are you leaning towards?
Good luck, OP! Buying property in India, especially from abroad, is a tough decision. Hope you find something that works for you.
Be very careful about 'assured return' schemes. Many builders offer them, but they're often a scam. Read the fine print!
I am also looking at property managers. Anyone have experience with Square Yards?
Just a word of caution: even if a project is RERA registered, it doesn't guarantee on-time delivery. RERA is just a regulatory body, not a miracle worker. Due diligence is key!
Hidden charges are everywhere. Check for development charges, parking charges, club membership fees, etc. They'll try to sneak them in at the last minute.
Honestly, both Jaypee and Supertech are risky bets. If you absolutely have to choose, go with Jaypee, but be prepared for delays. Get a good lawyer and a reliable property manager.
What's your budget and preferred location? That will help narrow down the options. Sector 150 is hot right now, but prices are also high.
Sector 150 is good, but connectivity is still an issue. The metro extension is planned, but who knows when it will actually be completed?
Has anyone looked at Paras Tierea? What's the general sentiment about them?
Paras Tierea is okay, but their construction quality isn't the best. I've heard complaints about seepage and poor finishing.
U15 is right. Paras Tierea mein finishing issues hai. And maintenance charges are quite high.
Prices are going up like crazy! Interest rates are also rising. Now might not be the best time to buy. But if you're looking for long-term investment, Noida is still a good option.
I bought in Supertech Cape Town in Sector 74. Promised possession was 2016. I finally got it in 2020. And guess what? The promised amenities are still incomplete. No clubhouse, no swimming pool. Paisa barbaad!
U7, that's terrible! Sector 74 is supposed to be a prime location. Did you file a complaint with RERA?
RERA helps, but it's a slow process. I filed a complaint against a different builder (not Jaypee or Supertech) and it took almost two years to get a resolution.
For property management, check out NoBroker or NestAway. They have services specifically for NRIs. But do your research! Read reviews carefully.
I'd say look at ATS or Godrej. They're generally more reliable than Jaypee or Supertech. A little more expensive, but peace of mind is worth it, especially when you're not here to keep an eye on things.
Bhai, from Dubai looking at Noida? Brave! Between Jaypee Greens and Supertech, on-time delivery is a myth. Both have delayed projects. Supertech is especially notorious. Check RERA records before you even think about it. Property manager... that's a whole other headache.
Totally agree with U1. On-time delivery? Hasi aati hai sunke. Supertech? Run away! Jaypee Greens is slightly better, but still, don't expect anything on schedule. Hidden charges? Of course! That's their business model.
Kya baat kar rahe ho yaar? Jaypee Greens is way better than Supertech! Supertech has so many pending projects and court cases. Jaypee at least delivers, albeit late. But late is better than never, right?
'Late is better than never'? Seriously? Time is money, bhai. We're talking about huge investments here. A year's delay can cost a fortune in EMI and lost rental income.
U3, which Jaypee Greens project are you talking about? Wish Town? Because that's a mess. I know people who have been waiting for possession for 5+ years.
Exactly U5! Wish Town is a nightmare. Supertech Emerald Court was also a disaster, but that's done. Jaypee's still struggling.
