Okay I'll be honest — I'm seriously considering Jaypee The Imperial Court. What's the real rental yield for investors? Is the resale market liquid? Worried about capital appreciation versus the premium price.

Bhai, Imperial Court ki baat kar rahe ho toh thoda careful raho. Mera ek friend ne Alpha I Greater Noida mein Jaypee ka hi project liya tha, aur usko possession ke liye kitna struggle karna pada. RERA number UPRERAPRJ3906 hai, but check karo kitne complaints hain uspe. Resale mein bhi bahut time lagta hai, buyers milte nahi hain easily is price point pe, especially if builder ka naam kharab hai. Investors ko bahut lambe time tak hold karna padta hai.

Totally agree with your dilemma. Jaypee ka track record toh sabko pata hai, especially with delays. Although this one is completed with a 2014 possession date, I still wonder about the resale market. Is it liquid enough to get out if needed? Rental yield bhi kitna expect kar sakte hain iss price point pe?

My main worry is the capital appreciation, especially since it's already completed and possession was way back in 2014. Kya ismein future growth potential hai ya it's just a dead investment? And what about the actual possession experience, given the builder's reputation?
