I'm comparing Supertech Cape Town and Jaypee Kosmos. Cape Town mein, price per sqft sounds attractive, but what's the actual carpet area efficiency? Kosmos is ready to move, less risk, but is it worth the premium? I'm looking for investment, 5-year horizon. Which one would give better returns, considering rental potential bhi? Has anyone experienced resale in either society? Mujhe advice chahiye, yaar!

I'm confused between Jaypee Kosmos and Sharnam Homes. Kosmos is ready to move, which is a big plus. But Sharnam Homes ka price is way lower, almost half! Kya scene hai?
