Jaypee Kosmos or Shree Shyam Villas? Noida investment?

Shree Shyam Villas is quoting ₹1.35 Cr. Has anyone actually booked there? What's the real carpet area like? Jaypee Kosmos Phase 3 is ready to move, but I'm hearing maintenance is high. Is it worth the extra cost vs under-construction risk with Shree Shyam? Which one has better resale potential in, say, 5 years? Honestly not sure which way to go. Any thoughts?
