Jaypee Kosmos resale: Location advantage or builder's past?

After 3 months living in Jaypee Kosmos, I'm genuinely wondering about its resale value. Everyone talks about the good location, but nobody discusses Jaypee's past delivery track record affecting capital appreciation. Matlab, will secondary market buyers overlook that history? My investment ROI is a big concern here. Change my mind.
