posted on 26 AprJaypee Krescent Homes: Promises vs reality gap is real
Since January I've been shortlisting flats in this city, fed up of renting. Landlord ne phir rent badha diya, so finally taking the plunge. My main concern as an investor is ki builder jo brochure mein dikhata hai, woh actual mein deliver hota hai kya? Jaypee Krescent Homes jaise projects mein promised amenities aur real delivery mein kitna gap hota hai? Long-term resale value aur tenant attraction ke liye crucial hai. Agar promised amenities adhe-adhure mile ya construction mein snag list lambi nikli, toh ROI pe impact aayega. Parking allocation kaisa hota hai? Fair and reserved milta hai ya lottery system mein headache? Koi experience share kar sakta hai? Future headaches avoid karni hain.

Final word of advice: Due diligence, due diligence, due diligence. Don't get swayed by fancy brochures or sales pitches. The ground reality is often very different. Good luck with your search!
Mera ek dost ne Jaypee Greens mein liya tha. Uska toh pura investment phas gaya. Project delay pe delay, fir insolvency. Bahut mental torture hua. So, please be extra careful with Jaypee.
OP, check out projects in nearby sectors like 150 or even some established societies in 7x/10x sectors. Compare the per square foot rates, amenities, and builder reputation. Sometimes paying a little more upfront saves a lot of trouble.
So, final possession status for Jaypee Krescent Homes kya hai? Is it RERA-approved? Aur builder ne koi revised completion date di hai ya abhi bhi old date pe hi chal raha hai?
Overall, OP, it's a high-risk, potentially high-reward situation. Location is good, but builder track record is a major red flag. If you're an investor, weigh the potential appreciation against the construction and amenity risks.
OP, it's a big decision. What are your next steps after reading all these comments? Kya aap Jaypee Krescent Homes ko ab bhi consider kar rahe ho, ya search broaden karoge?
OP, my advice would be to broaden your search. Noida mein aur bhi builders hain jo thoda better track record rakhte hain. Jaypee has too many skeletons in its closet. Don't fall for initial low prices, you'll pay more in headaches later.
OP, always visit the site multiple times, at different times of the day. Talk to existing residents if possible. They will give you the real picture, not the sales team. Aur builder-buyer agreement ko ek lawyer se review karwao.
Market conditions abhi Noida mein bullish hain, especially for well-connected sectors like 128. Rates are definitely going up with the new metro line extension plans. So, don't delay too much if you find a good deal in a reputable project. Jaypee is a risk, but location is good.
U6, True that, metro line se connectivity will be a game changer for appreciation. Long-term investment ke liye accha hai, but only if the project completes on time and amenities are delivered. Otherwise, it's a depreciating asset.
U6, Agreed, but don't just jump in. Builder reputation is key. Noida mein bahut projects hain jo metro ke naam pe attract karte hain but delivery mein fail ho jaate hain. The 'good deal' could turn into a nightmare.
Main last month Krescent Homes site visit karke aaya hoon. Construction ka pace theek-thaak laga, but amenities area abhi bhi bahut unfinished lag raha tha. Clubhouse aur swimming pool toh bas structure hi hain, functional hone mein time lagega. Flats ka interior work almost done tha in many towers.
U19, Oh no! Brochure mein toh photos dekh ke laga tha ki sab ready hai. Kitna time aur lagega unko complete karne mein, koi estimate diya kya sales team ne? Ya bas 'jaldi ho jayega' bolke taal diya?
U19, Which tower did you visit? Aur units ka finishing quality kaisa laga? Floor tiles, bathroom fittings etc. are these as per brochure or cut-corners dikh rahe the?
U19, Yehi toh problem hai! Builder bolte hain 'possession ready' but amenities ke naam pe zero. Resale value toh tabhi aayegi jab society proper develop hogi, with all facilities. Otherwise, it's just a concrete jungle.
Parking ka headache toh sabse bada hai, OP. Jaypee projects mein aksar dekha hai ki visitors parking bhi filled rehti hai. Reserved parking toh bas naam ki hoti hai, log kahin bhi laga dete hain. Aur phir security guard se ladai hoti rehti hai. My brother had a terrible experience in Jaypee Aman.
U14, haan yaar, ye lottery system mein toh sirf headache hi milta hai. Extra paisa bhi do aur phir bhi jhagda. Builders ko clearly mention karna chahiye allocation kaise hogi, ya phir dedicated slots dene chahiye.
U14, aur agar second car hai toh uska kya? Extra slot ke liye kitna charge karte hain? Kya wo bhi reserved hota hai ya common? These hidden costs add up.
U14, sale deed mein parking space clearly define hona chahiye. Agar nahi hai toh future mein bahut issue aata hai. Get it in writing, always. Verbal promises are useless.
As an NRI, I'm looking for properties that are hassle-free to manage and have good rental yield. If amenities are incomplete and maintenance is poor, it directly impacts tenant attraction and property value. Jaypee ka naam sunke toh pehle hi doubt aata hai.
Uff, OP ki frustration samajh sakta hoon. Landlord ne rent badha diya toh lagta hai apna ghar le loon. But builders ka yeh drama dekh ke darr lagta hai. Mera bhi yahi thought process hai, but Noida mein koi trustable builder milta hi nahi hai jo time pe sab deliver kare.
Bhai, RERA registration number check karo sabse pehle. Aur builder ke past projects ki history dekho online, especially for completion and amenity status. Financial health bhi important hai. Jaypee ka toh thoda shaky raha hai past mein, so due diligence is paramount.
U10, Jaypee Krescent Homes ka RERA status kya hai? Koi details share kar sakta hai? Possession date kya thi originally? Ye sab public information honi chahiye.
U10, sahi kaha, builder ki financial stability bahut matter karti hai. Mera ek relative aise hi phas gaya tha, builder ne project beech mein chhod diya aur ab case chal raha hai. Saari life savings phans gayi.
Sector 128 mein location wise Jaypee Krescent Homes accha hai, connectivity to Expressway is a plus. But the market there is a bit saturated with older projects. New projects like Godrej Nurture have set a higher benchmark. Jaypee needs to catch up.
Mera experience Jaypee Wish Town mein hai, which is close by. Hamare project mein bhi promised amenities kaafi time tak adhoori thi. Swimming pool toh bas ek pit ban ke reh gaya tha for years. Club house bhi functional hone mein 4-5 saal lag gaye. Resale mein bhi problem aati hai because buyers see the incomplete picture. Krescent Homes ka bhi same fate ho sakta hai.
U5, exactly! Inka toh standard operating procedure hai. Brochure mein Taj Mahal dikhaenge, milega bas ek chhota sa makbara. Amenities ka toh bas naam hota hai, completion date pe toh bhashan hi milta hai. OP, be very wary.
U5, Wish Town mein toh fir bhi thoda bahut delivery hua hai, Krescent Homes ka kya scene hai? Possession mila hai ya abhi bhi latka hua hai? Aur maintenance charges kaise hain once you get possession?
U5, RERA mein complaint karo. Amenities agar promised hain aur deliver nahi hui toh builder liable hai. Check your builder-buyer agreement thoroughly for clauses on amenities and their completion timelines.
Bhai, Jaypee ka track record toh sabko pata hai. Promises vs reality gap is not just real, it's a Grand Canyon! Especially with amenities. Unke projects mein club house, swimming pool, sports facilities sab adhoore hi milte hain ya phir 5 saal baad banate hain. Resale value is directly linked to society maintenance and amenities. Dhyan se!
Totally agree with U2. Jaypee Krescent Homes mein specific kya issues hain? Koi recent buyer hai yahan? Parking ka issue toh har society mein hota hai, but in Jaypee projects it's notoriously bad, suna hai. OP, aapko kaunsa floor/tower mein interest hai?
OP, you're asking the right questions. Builders always show you the moon in brochures. But jab delivery ki baat aati hai, they'll give you a pebble. Jaypee ka toh naam hi kaafi hai for delays and unfinished amenities. Investor ho toh ROI pe focus karo, aur woh tabhi milega jab project complete ho aur society mein life ho.
