Jaypee Kube's resale liquidity is questionable. I'm eyeing a flat there, maybe a 2BHK around ₹80L, for investment. It’s completed, which is a plus, no construction delays to worry about. But I'm honestly not sure about the capital appreciation potential post-completion. I've seen this pattern before with older projects; the initial jump is gone. My main worry is the exit strategy. Is there an active secondary market for Kube? What kind of ROI can one realistically expect over 5-7 years? I'm looking for decent rental yield, but also need to know if I can offload it without a huge discount later. Any owners or past investors here with experience? From my experience, a slow secondary market kills your CAGR.
