Okay, so I'm finally taking the plunge and buying a place in Noida. Fed up of renting after 10 years, yaar! Been looking at Jaypee and ATS. What do you think? Heard some mixed reviews. On-time delivery is super important to me. Has anyone experienced delays with either of them recently? Also, what about hidden charges? I don't want any surprises at possession, bhai. PLC and all that stuff… which one is better in terms of actual carpet area vs advertised super area? Any thoughts? Mujhe advice chahiye. Which one has better resale value down the line? Thanks!

I think ATS is a safer bet overall, despite the higher price. Peace of mind is worth something, right? Jaypee is just too risky at this point.
Don't forget to factor in the cost of interiors and furniture. That can easily add another 10-15% to the total cost. Plan your budget accordingly.
So, OP, what are you leaning towards after all this gyaan? Jaypee or ATS? Did you check RERA registration number of the project you are interested in?

100% agree. Builder will say anything to get you to sign. Get a lawyer to review the agreement before you commit.

Has anyone checked the financial stability of these builders recently? With the market slowdown, some are struggling. You don't want to get stuck with a project that's abandoned midway.
I'd say visit the sites personally. Talk to existing residents. Get a feel for the place. Don't just rely on online reviews.

And go on a weekend! See how crowded it is, how the traffic is. Weekdays are usually misleading.
PLC charges are negotiable, especially if you're buying a corner unit or a specific floor. Don't be afraid to bargain! Builder will try to fleece you otherwise.
Which floor are you planning to buy? Ground floor has its own issues (dampness, security), top floor has heat problems. Mid-floor is generally the best, but PLC will be higher.
True. And also check if the lift goes all the way to the top floor. Some builders are sneaky like that!
ATS is definitely better in terms of carpet area. Jaypee's super area is HUGE, but actual carpet area is much less. Check the RERA approved layout plan. That’s the only way to know for sure.
True that! Mera friend ne Jaypee mein liya tha, he was so disappointed with the actual size. Advertised area and reality were miles apart.
Haan exactly, Noida mein yahi problem hai. Super area is a joke! Builders are looting us.
Also, check the loading factor. That's the difference between carpet and super area. Lower the loading, the better.
My personal experience: Avoid Jaypee like the plague. I booked a flat in Wish Town in 2012, still waiting for possession! Court cases, delays... it's been a nightmare. ATS is safer, though not perfect.
Sector 137 is a good option too. Lots of new projects coming up, and the metro connectivity is great. Check out some smaller builders as well, they might offer better deals.

ATS any day! Jaypee ka toh naam hi badnaam ho gaya hai. So many pending projects, people struggling to get possession. ATS Greens are generally better maintained, and resale value bhi achha hai.
Which sector are you looking at, yaar? That makes a big difference. Sector 150 mein ATS projects are doing well, but prices are high. Jaypee Wish Town is huge, but possession issues are real. Also, what's your budget?
I bought in ATS Village (Sector 93A) 5 years ago. No major delays for me, but friends in Jaypee Greens have faced serious problems. Hidden charges toh sab mein hote hain, bhai. Negotiate hard before signing anything. PLC is a killer!
Hidden charges are a scam! Read the fine print *very* carefully. They'll hit you with everything – power backup, club membership, maintenance advance... It never ends! I’d say go with the builder that is more transparent. Ask them to give you a detailed breakdown of all costs upfront.
