I'm planning to buy a 3BHK in Noida. Which builder is better, Jaypee or ATS? Heard Jaypee's on-time delivery can be an issue. Has anyone faced delays? ATS maintenance charges kaise hain after possession? Wife wants a good society for the kids. Mujhe advice chahiye yaar!

So, OP, which project are you leaning towards now after all this advice?
Yaar, getting a good society for kids is important. Check the play areas, schools nearby, and security arrangements.
Possession status kya hai projects ka? Check the completion certificates and occupancy certificates before finalizing anything.
Good point! OC/CC is crucial. Don't move in without it!
ATS is generally better but still negotiate hard on price. The market is softening a bit.
Rising interest rates are also impacting affordability. Think long-term before committing.
RERA website pe jaake check karo builders ka track record. Sab information mil jayegi.
Exactly! RERA is your friend. Use it wisely.
Honestly, with the current market, even smaller builders are delivering projects faster than these big names. Maybe explore some local builders with good reputations?
Don't just focus on the builder. Check the location, connectivity, and future development plans for the area. Noida mein metro extension is a big factor.
I'd lean towards ATS if those are your only two options. Just do your due diligence and get a good lawyer to review the paperwork.
I bought an ATS flat in Sector 93A three years ago. Possession mila toh, but they cut corners on a lot of things. Abhi tak kuch minor issues chal rahe hain.
Budget kya hai bhai? Aur kya requirements hain? Location preference? That will help narrow down the options.
My cousin invested in Jaypee Greens many years ago. Huge mistake. He's still fighting for possession. Avoid Jaypee at all costs.
ATS maintenance is high, yes, but compare it with other societies in the same sector. Also, check the builder-buyer agreement carefully. It will have details about maintenance charges and escalation clauses.
Guys, remember the Supertech twin towers? Legal checks are super important. Don't just go by brand name.
I'm an ATS Greens Village resident. Maintenance charges are high, around Rs. 3.5/sqft, but the society is well-maintained. Kids ke liye definitely good hai. But delays toh the hi possession mein.
3.5!?!?!? That's insane! Which floor are you on? Ground floor walo se bhi itna hi lete hai?
U3, how much was the delay? And did you get any compensation for it?
Jaypee toh dubara mat sochna. Mera ek dost phase 1 mein fasa hua hai abhi tak. Years ho gaye!
ATS is definitely better than Jaypee. But check the specific project's RERA registration and completion date very carefully. Don't just trust the builder's promises.
Sector 150 mein dekh rahe ho kya? Rates are pretty high there now, thanks to the Jewar airport effect.
Bhai, both are risky tbh. Jaypee ka toh sabko pata hai, ATS is generally better but even they have delays. What's your budget and preferred sector? That matters a lot.
Totally agree with U1. Jaypee is a big no-no unless you want to live on hope. ATS is slightly better, but 'on-time' is a myth in Noida.
