I'm finally buying in Noida, bhai! Fed up of renting. Jaypee and ATS, both look good, but who actually delivers on time? Has anyone experienced hidden charges with either of them? Mujhe advice chahiye. Which one is better for resale value down the line, yaar? What do you think?

New metro line extension is also a factor to consider. Property prices near the metro stations are going to appreciate. Keep that in mind.
So, to sum it up, ATS is generally considered more reliable, but delays and hidden charges are a risk with both. RERA registration check karo, site visits karo, aur bhagwan ka naam leke invest karo! Good luck!
U18, perfectly summarized! What did you finally decide, OP? Which builder are you leaning towards?
U11, Rates toh badh rahe hain, but if you're fed up of renting like the original poster, then go for it. Long-term investment toh hai hi. Just choose wisely.
ATS is better, but both are expensive! Sector 150 mein kuch affordable options hain. Have you checked those out?
Which floor are you looking at? Corner units usually have better resale value. Also, check the view! Nobody wants to look at a garbage dump from their balcony.
My personal experience: I booked a flat with Jaypee in 2012. Lost a lot of money. Stay away! ATS is relatively better, but do your due diligence. Visit the site multiple times, talk to existing residents.
Bhai, Noida mein sab chor hain. Builder, authority, sab mile hue hain. Be very careful. Lawyers se consult karo before signing anything.
I bought in ATS Village 5 years ago. Possession was delayed by 1.5 years, but the construction quality is good. Maintenance is a bit high, but the amenities are well-maintained. Overall, I'm happy with my decision.
U8, Which tower are you in? I heard some towers in ATS Village have seepage issues. Just asking because I'm also considering buying there.
U9, I'm in Tower D. Haven't faced any seepage issues so far. But yeah, heard some towers had problems initially. Check properly before you finalize anything.
RERA registration number check karo, bhaiyo! That's the first thing you should do before investing. It will give you an idea about the project's approval status and potential delays.
U10, Good point! RERA website is your best friend. Aur bhai, Noida mein property rates are skyrocketing right now. Is it the right time to buy? Kya lagta hai aapko?
ATS, no doubt. Jaypee is a sinking ship. My friend bought in Jaypee Greens 10 years ago, abhi tak possession nahi mila! Resale value is also crap. Don't even think about it.
U4, 10 years! That's insane. Which project in Jaypee Greens? Just curious.
U5, it was Jaypee Greens Klassic. The entire sector 133 is full of stalled projects. Avoid at all costs.
U6, Agreed. Sector 133 is a mess. Metro connectivity bhi nahi hai properly. ATS is definitely a safer bet, especially if you're looking at resale value. But ATS mein bhi delays hote hain, so don't expect miracles.
Bhai, both are known for delays, honestly. But ATS generally has better construction quality. Jaypee... well, you know the story. Resale value mein, ATS might be slightly better in the long run. But research thoroughly!
Exactly U1! Jaypee ka naam sunte hi darr lagta hai. ATS Greens mein suna hai maintenance charges bahut zyada hai. Any idea?
