Thinking of upgrading from my 2BHK. Already have a home loan. Jaypee and ATS are top options, but is the price jump worth it, yaar? Heard Jaypee's on-time delivery is iffy. ATS seems better maintained post-possession. What's your take? Has anyone experienced hidden charges with either? Mujhe advice chahiye!

ATS is better maintained, but the price difference is significant. Check the maintenance costs before you decide. They can be a recurring burden.
Consider the amenities too. Are they actually functional, or just for show? I made that mistake with my first flat.
Check the builder's financial health. Some are heavily indebted, which increases the risk of project delays or abandonment.
Don't just look at the brand name. Go visit the actual project site, talk to existing residents, and see for yourself.

RERA registration number check karo for both projects. Delay penalty kya hai, padh lo carefully. That's your only recourse if things go south.

Mera personal experience: Jaypee promised possession in 2018, still waiting! Lost all faith. Never again.

Sector 150 mein kaafi options hai. Godrej, Tata… even better than Jaypee or ATS in my opinion. Worth exploring before you commit.

Noida Extension resale is cheaper, but check the registry status. Greater Noida West has more new options, but connectivity is still an issue.
U9, resale mein you can see what you're getting. New construction mein toh they can promise the moon and deliver a crater. Been there, done that!
ATS has a better brand image, no doubt. But Jaypee is trying to revive. Their Sports City project is looking good, but trust issues are valid.
Jaypee and ATS are both big names, but Jaypee's delivery issues are a real concern, especially in Wish Town. ATS Green is usually better maintained, but costs more. Worth the jump depends on your budget and risk appetite, bhai.
Totally agree with U1. Jaypee ka toh naam hi kharab ho gaya hai. ATS is premium, no doubt, but check the fine print for hidden charges. They all try to pull something!
Hidden charges toh har koi lagata hai yaar! I faced them with Supertech. Make sure you get everything in writing before you sign anything. Which project are you looking at specifically? That makes a big difference.
I invested in ATS Greens Village 3 years ago. Possession mila on time, but the initial maintenance charges were a shock! Almost doubled in the first year. Anyone else experience this?
U4, check your agreement! There's usually a clause about escalation. But doubling is excessive. RERA complaint karo!
Haan yaar, maintenance charges are a killer! They say it's for 'world-class amenities' but half the time the swimming pool is closed.
U4, same here! ATS Infrastructure, Sector 93A. Promised everything, delivered nothing. Maintenance is a joke.
