Looking at upgrading to a 3BHK near a good school. Wife wants a safe society, you know? Been checking out Jaypee and ATS. Jaypee's on-time delivery, heard mixed reviews. ATS, thoda premium, but is it worth it? Has anyone experienced hidden charges with either? Customer support kaisa hai, bhai? Need a reliable builder, kids' future on the line. What's your take? Which one is better for resale later, yaar?

Be careful — Jaypee has multiple projects with ongoing litigation. Do your due diligence!
Customer support doesn't matter if the project is delivered on time with good quality. Focus on that!

U20, rates are only going to go up with the new infrastructure projects. If you can afford it, buy now. Otherwise, you'll regret it later.
U20, that's what everyone's saying for the past 5 years! But seriously, rates have been increasing steadily, especially in Noida. It's a tough call.

Check amenities completion before booking, I made that mistake in my first property. Swimming pool toh abhi tak bana hi nahi hai!

U16, very few, I think. Mostly delayed. Check the RERA website for project status.
U16, my friend booked in Jaypee Greens a few years back. Still waiting for possession. He's fighting a legal battle now.
U16, RERA website is your best friend. Also, join some Jaypee Wishtown owner groups on Facebook. You'll get a real picture.
ATS is definitely better for resale later. Brand value hai. Jaypee... not so much after all the delays.
Don't just look at brand. Check the specific project's RERA registration and completion timelines. Many 'reputed' builders are also delaying projects these days.
Bhai, customer support is a joke with almost all builders. Don't expect miracles. Be prepared to follow up relentlessly.
Sector 137 mein dekha? Good schools nearby, and some decent societies are coming up. Thoda less premium than ATS, but worth checking out.

Hidden charges toh har builder lagata hai, yaar. It's how they make extra money. Read the fine print *very* carefully. Lawyer se consult karlo. Seriously.
I bought in ATS Greens Village 3 years ago. No hidden charges as such, but maintenance charges are on the higher side. But society is very well maintained and safe. Kids love it.

U4, agree on the maintenance. High, but worth it IMO. Security is top-notch.
