Jaypee Pavilion Height 4 vs UCHDL Trucia - Which to choose?
Hi guys, I'm confused between Jaypee and UCHDL. Jaypee is under construction, but Trucia is ready to move. Kya Jaypee mein investment karna safe rahega? UCHDL ka resale value kaisa hai? Which one has better connectivity? I'm mainly looking for good ROI and rental income. Mujhe advice chahiye! What do you think?

Sach bolun toh, as a first-time buyer, the uncertainty with under-construction projects like Jaypee is just too much. The mental stress of delays, property value not appreciating as expected, it's not worth it. UCHDL, being RTM, gives you a tangible asset right away. For rental income, the quicker you get tenants, the better. Plus, if Jaypee was supposed to be delivered in 2022, it's already a red flag for me.
I'd say for good ROI and rental income, RTM projects often win. You can start earning rent immediately. With Jaypee, you're paying EMIs and not getting any income for potentially years. What about the construction quality of UCHDL? Has anyone visited Trucia?
U10, maintenance charges for Trucia were around ₹3.5 per sqft last I checked. It's standard for that area. Jaypee mein toh pata nahi kab tak wait karna padega. My cousin booked in Alistonia Estate and faced similar delays. RTM is less headache.
U9, thanks for the info! That's really helpful. I'm also worried about maintenance charges in RTM projects. UCHDL ke kya hain charges? Jaypee mein toh jab tak possession nahi milta, uska tension nahi hota, but phir bhi, future ka sochna padega.
Haan, U8, I visited Trucia last month. Construction quality looked good, finishings were decent. Not super luxury, but practical and well-built. Ajayabpur ke paas hai, so connectivity to Noida is smooth. Resale ke liye bhi location achhi hai.
Jaypee ka name toh bahut bada hai, but recent years mein unka financial health theek nahi raha hai. Trucia ka resale value maybe better because it's a smaller, more manageable project. Connectivity wise, both are decent if you're looking at Greater Noida, but Trucia is closer to established sectors.
Dekho, Jaypee Pavilion Height 4 ka price range ₹2.0 Cr – ₹3.1 Cr hai. That's a huge investment, especially for a project that's already delayed from its stated possession date of 2022-12-01. UCHDL Trucia ke prices kya chal rahe hain? Ready to move projects ka premium hota hai, but at least certainty hoti hai.
Agree with U5. I checked UCHDL Trucia, their 2BHKs are around ₹2.2 Cr onwards, but they're already built. Jaypee mein 288 units hain, itna bada project hai, delay hona toh expected hi tha. But as a first-time buyer, I'd lean towards something more stable.
Sahi baat hai, U4. ₹2-3 Cr mein itna uncertainty lena mushkil hai. I heard UCHDL Trucia is a bit higher but the location is good, near Alpha II. For rental income, location is key. Plus, current market conditions mein RTM properties ki demand zyada hai.

Exactly! Jaypee ke projects pe bahut issues sunne ko milte hain. My friend bought in Jaypee Alpha I Greater Noida aur abhi tak possession nahi mila, date pe date mil rahi hai. ROI ka toh pata nahi par peace of mind nahi milega Jaypee mein. UCHDL ka connectivity Noida Expressway se achha hai.
Yaar, Jaypee ka track record toh sabko pata hai. Possession date 2022-12-01 hai, but abhi tak construction chal raha hai. Thoda risky lag raha hai for first-time buyers like us. UCHDL RTM hai, at least ghar toh mil jaega time pe. Rental income ke liye RTM better option hai generally.
