Hey guys, I'm currently in a 2BHK in Sector 93 and thinking of upgrading to a 3BHK or maybe even a villa. I've been checking out Jaypee Greens and ATS projects. What do you think? I already have a home loan so bank approvals shouldn't be an issue. Has anyone experienced any hidden charges with either of them? Like, PLC or EDC? Also, what about construction quality? Heard some stories about seepage issues after possession. Kya aap logon ko pata hai which one gives better resale value 5 years down the line? Mujhe advice chahiye yaar. Is the price jump worth it? What's your take?

Ultimately, it depends on your budget and risk tolerance. Both are decent options, but ATS is generally considered the safer bet. Good luck!
One thing to consider is the location within the project. Corner units and higher floors usually command a premium.
True! But higher floors also mean more maintenance. It's a trade-off.
Be careful with Jaypee, they have a lot of delayed projects, including some in Wish Town. Do your homework!
Check the builder's track record on consumer forums. You'll find a lot of real feedback there.
Personally, I'd lean towards ATS. Peace of mind is worth the extra money, especially with real estate.

Jaypee projects are HUGE, so you might feel lost in the crowd. ATS usually has smaller, more exclusive communities. Depends on what you prefer.
Don't just look at the brand name. Visit the actual site. Talk to residents. See the construction quality with your own eyes. Photos can be misleading.
I invested in an ATS project in 2018. The possession was delayed by 6 months, but overall, I'm happy with the quality and amenities. Resale value has also appreciated nicely.
Price jump is worth it ONLY if you're planning to live there for the long term. Otherwise, the returns might not justify the initial investment.
Sector 93 se upgrade karna hai toh Sector 150 bhi dekh lo. Some good options there too, and connectivity is improving with the new metro line extension. Average rate around 7k/sqft.
Possession status kya hai for the project you're looking at? That's the most important question. RERA registration number check karo on the UP RERA website.
Haan bhai, RERA number toh definitely check karna. Don't trust anything the builder says without verifying it.
Mera bhi same experience tha 2 years ago. I was torn between Jaypee and Supertech (big mistake!). Ended up going with a smaller builder in Sector 75 and haven't regretted it since. Sometimes, the smaller guys are more focused on quality.
Hidden charges toh dono mein chances hain. Read the fine print carefully. EDC, IDC, club membership... they'll try to squeeze you at every step.
Bhai, both are good brands but Jaypee ka reputation took a beating after the whole insolvency thing. ATS is generally considered more reliable now. Just my two cents.
I agree with U2. Jaypee Greens...thoda risky lagta hai. ATS has better construction quality, IMHO. But price mein toh difference hoga hi.
