Bhai, studio apartments sounds good on paper for affordability, but re-sale is a nightmare. I tried selling one in Alistonia Estate a few years ago, took me 2 years and I had to sell it at a huge loss. The market for these super small units is very niche and illiquid.
Your point on re-sale is absolutely valid. Studio apartments are tricky. They cater to a very specific tenant and buyer pool, mostly bachelors or single professionals. While rental demand might exist in pockets, the capital appreciation part is usually very slow or even negative. It's more of a cash flow investment if you manage to get good tenants, but definitely not ideal for wealth creation or quick exit.

Haan, 7-9k is what I've heard too for studios. For a 29L investment, that's a very low rental yield, barely 3-4% annually before expenses. Not very attractive.
For a basic unfurnished studio, you're looking at ₹7k-₹9k max, maybe ₹10k if it's fully furnished and in a prime block. Ajayabpur ke rates bhi almost similar hain for comparable units, sometimes even slightly lower depending on connectivity.

Yeah, 2016 is quite old for a 'new' investment. Depreciation factor will definitely kick in faster. Plus, older projects often have higher maintenance costs too, which eats into your rental yield.
Sahi kaha U3, liquidity is a huge problem with studios. My friend bought a studio in Alpha I, Greater Noida back in 2017 for 25L. Now he's trying to sell it for 22L, and no takers for months. Everyone wants bigger units or ready-to-move 2BHKs. The 2016 possession date also means no fresh RERA registration benefits for new buyers, which is a major drawback.
Honestly, for a completed project near the expressway, 29L is not bad. Especially if you're looking for an investment for rental income. Rental demand in that belt is decent for bachelors and students from nearby universities.

Totally agree with your point. Noida mein ab itne options hain, that too 1BHKs at similar prices in some areas. Studio ka market bahut limited hai, especially for investment. Re-sale mein mushkil hoti hai.
