Jewar Airport hype is just for land sharks, not real buyers

Did a site visit to some plots near Sarai Sadar on Saturday. Honestly, I work in real estate, but buying for myself is different. Everyone's talking about Jewar Airport ka impact, aur FNG Expressway bhi. I'm wondering agar yeh sab hype hai ya real appreciation milegi. Dekho, plots near Yamuna Expressway, like Sarai Sadar, look good for long-term ROI. But construction aur development kitna time lenge? Not sure agar yeh 5-7 saal mein kuch banega. Ya fir, should I go for a 2BHK in Sector 150/107? Already developed hai, FNG se connectivity bhi sahi hai. Builders like Godrej/ATS already wahaan hain. Kya lagta hai, where's the real appreciation going to come from due to these infra projects? Plots near Jewar ya established sectors?
