Jewar Airport impact: Better than Noida Extension?

Yeh jo Greater Noida to Jewar Airport ka video hai, it got me thinking. They're saying it will handle 1.2 crore passengers initially. Noida Extension mein bhi toh kaafi projects hain. Is the ROI better near the airport now? I'm looking at 2-3 BHK options. Honestly not sure if this area is overpriced hype or genuinely good investment. What are your views? Worth shifting focus from Noida Extension to YEIDA?
