Hey guys, dekha yeh Mint ka video on how Jewar Airport might affect Noida real estate. I'm thinking of investing near Pari Chowk, hoping for good appreciation. Kya lagta hai, with the new infrastructure coming up, will rental yields also increase? My budget is around 80L. Is it the right time to buy, or should I wait? Any thoughts on the long-term ROI? What's your take on Noida's growth potential?

Thanks for all the insights, guys! Really helpful. I'll definitely do more research and check RERA records. Any specific projects you'd recommend looking at?
Sector 78 is a good option. Good connectivity and decent prices. Check out the projects near the metro station.
One thing to consider is the rising interest rates. Home loan EMI will be higher now. Factor that into your budget.
True that! Interest rates are killing the market right now.
Yeah, fixed rate or floating rate... that's the big question!
I'm also thinking of investing but confused between Noida and Gurgaon. Gurgaon has better infrastructure but Noida is more affordable. Tough decision.
Noida's growth is fueled by IT and manufacturing. As long as that continues, property prices will keep going up.
Don't forget to factor in the cost of registration and stamp duty. It can add a significant amount to your budget.
My take is: if you can afford it, buy now. Prices are only going to go up. But do your homework!
I think Pari Chowk is a good bet. It's well-connected and has good social infrastructure. But 80L might be a stretch for a prime location.
Jewar airport impact will be felt more in Greater Noida West (Noida Extension) than Pari Chowk, in my opinion. Land prices are lower there.
I bought in Ace City. The connectivity is improving. But the construction quality is average. Thoda compromise karna pada.
Ace City mein maintenance charges kitne hain?
Ace City is becoming crowded. Traffic is a nightmare.
Bhai, this builder ka track record bahut poor hai. Be careful before investing. I lost money with them 5 years ago.
Noida's growth potential is huge. Metro connectivity is improving, lots of companies are setting up shop here. Just be smart about where you invest.
80L mein you can get a decent apartment in sectors like 7x. Check out the new projects. But RERA registration number check karo before booking.
Don't just rely on the Mint video. Do your own research. Check the builder's track record, visit the site, talk to existing residents.
I'm an NRI looking to invest. Is it better to invest in a ready-to-move-in property or under construction?
Under construction mein documentation properly dekh lena. Lawyer se consult karlo.
Ready to move in is safer, especially for NRIs. Less hassle with possession delays.
But under construction might give you better appreciation if you're willing to wait.
Jewar airport is the real deal. But 80L near Pari Chowk might be tough to find a good 2BHK. Check resale options maybe?
Haan resale is a good idea. You might get a bigger apartment for that budget. But be careful about old construction quality.
Resale mein bhi RERA check karna bhai. Paperwork clear hona chahiye.
Exactly! I got stuck with a property that had pending dues. Huge headache.
Rental yields are already pretty decent in Noida. Expect a slight increase with the airport, but don't expect it to double overnight. It's a long game.
I invested in Sector 150 three years ago. Rates have gone up significantly. But the possession is still pending. Builder ne phir se date extend kar diya lol.
Which builder, bhai? Name and shame them! We need to be aware.
Sector 150 is good location-wise, but builder delays are a big problem. RERA mein complaint daalo!

Pari Chowk is already pretty developed, bro. Appreciation might be slower compared to areas closer to the airport like YEIDA. Just my two cents.
