Jewar Airport ke hype ne already kaafi sectors ke rates badha diye hain, not sure if there's still value. I'm looking for a second investment property, and from my experience, early infra-driven appreciation is key. I've been tracking areas near Yamuna Expressway, considering projects by Godrej or ATS. Earlier, Sector 150 looked promising, but ab wahan prices ₹1.5Cr for a 3BHK easily cross kar rahe hain, making ROI tough. My budget is around ₹90L-₹1.2Cr for a 2BHK or small 3BHK. I'm thinking about areas further along the Yamuna Expressway, counting on FNG and DMIC impact, rather than established places like Sector 17A jahan appreciation limited hai. Kya lagta hai, where are the real investment windows still open? Ya should I just stick to sectors like 78 for rental yield? Need some opinions.
