Is Jhamtani Nandan Ace genuinely a good home, or just another brochure dream? I just moved in three months ago, and honestly, the 'luxury' amenities feel like a total waste of space. The gym is always empty, and nobody uses the clubhouse for anything meaningful. It feels more like a fancy backdrop than actual utility. And the noise levels, yaar, especially from the main road, are much worse than I expected. My flat on the 4th floor gets a constant drone. People glorify the location, but I'm questioning the actual daily livability here. Are we paying a huge premium for things we don't even use? Disagree? Tell me why.

So, what did you end up doing about the noise and underutilized amenities? Did you talk to the builder or society management? Curious to know if they offered any solutions or just brushed it off.
I think it's a mixed bag with Jhamtani Nandan Ace. Yes, the location is a plus for many because of connectivity, but that comes with the trade-off of road noise. The amenities might be underutilized now, but as more units get occupied (total 138 units), maybe the clubhouse and gym will see more activity. It's a classic dilemma: prime location vs. peace and quiet. As first-time buyers, we need to decide what's more important for our daily lives, not just the brochure pictures.
The current market in Pune is tough, with property prices still high. Builders are trying to lure buyers with 'luxury' amenities, but often compromise on core aspects like build quality or sound insulation. For ₹1.6 Cr, one could get a decent place in areas like Ambegaon Budruk with better peace and quiet, maybe slightly further out but more value for money.
This is so disappointing to hear. I've been following Jhamtani Nandan Ace for a while, looking at the ₹1.6 Cr – ₹1.9 Cr range. The possession date of 2026-03-01 seemed reasonable, but if the living experience is already like this for current residents (assuming possession for early phases?), it's a huge red flag. Are we really paying a premium for amenities that are just for show? Did anyone else feel misled by the marketing?
Jhamtani ka track record kaisa hai overall? Has anyone had issues with them before? This is crucial for a first-time buyer.
Replying to U3: The original post mentions being on the 4th floor, so the noise from the main road seems significant even there. It's a common issue with projects close to busy roads, especially when proper soundproofing isn't a priority. And regarding U4's point, this project is still ONGOING, with possession in 2026. If someone has moved in, it must be an early phase or resale. Always check the RERA number P52100033562 for project status before believing sales pitches.
I booked a flat in Akurdi two years ago, and faced similar issues with a different builder. They promised a lot, but the reality was far from it. For this price range, you expect top-notch quality and peace of mind. This kind of feedback makes me nervous about any new bookings.
Yaar, I thought I was the only one feeling this way! Your post is exactly what I've been thinking about Jhamtani Nandan Ace. The 'luxury' tag felt so appealing in the brochure, but living here, it's just... meh. Totally agree on the empty gym and clubhouse. Kya fayda itne paise deke?
Which floor are you on? Does the noise reduce on higher floors? I'm worried about this as a first-time buyer.
Sahi keh rahe ho bhai! I visited a friend in Nandan Ace last month, and the noise from the main road was quite noticeable even on the 6th floor. I was considering booking here, but this makes me seriously rethink. Are we just paying for the location hype?
